1 – General layout :
All accommodation must meet the following requirements:
- Floors, walls and ceilings in good condition.
- Fixed partitioning walls between rooms.
- Correct ventilation and lighting in all living rooms (windowless rooms are not considered).
- Internal (curtains, blinds, etc.) and external (roller shutters, louvered shutter etc.) screening.
- Flooring: carpet, tiles, wooden floors; soundproof floors in apartment buildings.
- Acoustically comfortable rooms in conformity with housing regulations.
- Living space per furnished accommodation (1), excluding bathrooms and toilets but including kitchens/ kitchenettes:
- Accommodation for two people (2) from 12m² to 24m² depending on class rating (stars),
- Extra room (3) from 7m² to 12m² depending on class rating (stars),
- Per extra bed (4) (5) from the 3rd bed (+3m²).
- Each room must have at least one power point and several lights totalling 15W/m².
- Central heating, radiators or electric heaters maintaining a minimum room temperature of 19°C.
- Furniture:
- Sufficient furniture in good condition to accommodate for the number of guests,
- Tastefully furnished rooms.
- Luxury décor and furniture for four-star accommodation.
- Cupboards and storage space:
- 2.5m² to 4m² depending on class rating (stars) for two people,
- +1m² per extra person.

2 – Layout of rooms :
• Bedding for one person:
- Width: 80cm to 90cm
- Length: 1.9cm to 2m
• Bedding for two people:
- Width: 1.4m to 1.6m
- Length: 1.9m to 2m
• Cot (upon request)
• Clean mattresses in good condition and protected by undersheets; bed base in good condition.
• 1 bolster cushion or pillow per bed for one and two-star accommodation.
• 1 bolster cushion + pillow per bed for three and four-star accommodation.
• Bedside lamp and table per bed.
• 1 woollen blanket and 1 duvet per bed.
• Sheets upon request (not compulsory for one-star accommodation).

3 – Layout of bathroom facilities :
• Mixer taps.
• Bathroom linen upon request (6) (in four-star accommodation).
• Hair-dryer (in four-star accommodation).
• Personal toilet located with the accommodation walls (flush toilet with lid).
• Accommodation for less than :
- Personal bathroom located within the accommodation walls including:
- Washbasin,
- Shower or bathtub fitted with a showerhead,
- Bathtub fitted with a showerhead (in four-star accommodation).
• Accommodation for two or more people:
- Two bathrooms with above-mentioned amenities, one of which is not an ensuite bathroom,
- Bathtub fitted with a showerhead (in four-star accommodation),
- Extra toilet (either separate from or located in a bathroom).

4 – Layout of kitchen or kitchenette :
• Hot and cold water kitchen sink mixer taps.
• Cooker:
- accommodation for less than 6 people (2): 2 rings for one/ two-stars; 4 rings for three/ four-stars
- accommodation for more than 5 people (2): 4 rings
• Oven or rotisserie.
• Microwave oven (in three and four star accommodation).
• Ventilation.
• Air extractor/ mechanical ventilation (for studios, two, three and four-star accommodation).
• Refrigerator with a capacity suitable for the number of guests (8).
• Freezer compartment (in three and four-star accommodation).
• Necessary kitchen utensils and a full set of crockery and cutlery adapted to the number of guests (9).
• Accommodation for less than 5 people (2): at least three sets of dishes, glasses and cutlery
• Pressure cooker.
• Electrical appliances (mixer, coffee percolator, etc.).
• Suitable household equipment.
• Dishwasher
- In four-star accommodation,
- Accommodation for more than 2 people (2) (in three and four-stars),
- Accommodation for more than 4 people (2) (in two, three and four-stars).
• Table linen upon request (6) (excluding one-star accommodation).

5 – Various other facilities :
• Washing machine (compulsory in three and four-star accommodation) – (10) (11).
• Clothes line or tumble dryer.
• Ironing equipment:
- Iron
- Ironing board
• Baby highchair (upon request).
• Telephone:
- Within close proximity (in two-star accommodation),
- Within the accommodation walls, including a specific billing system during holiday rentals (in most three-star and all four-star accommodation).
• TV and Hi-fi equipment:
- Colour TV (two, three and four-star),
- Hi-fi stereo system (four-star),
- Video recorder (four-star).
• Lift compulsory for apartments on the fourth floor or above.
• Car parking:
- Within close distance (one and two-star),
- Private parking (most three-star and all four-star).
• Equipped balconies, terraces and gardens (10) (three and four-star):
- over 4m² (most three-star accommodation),
- over 9m² (four-star accommodation).
• Recreational and sports equipment associated with the holiday rental, such as: tennis courts, swimming pools, saunas, spas (10) (four-star).
• Housemaid services upon request (6).
• Brochures and pamphlets (shops, markets, public services, health, religions, tourist sites, recreational activities, excursions, events, tourist offices).
• Legal information concerning furnished accommodation rentals.

Notes :
(1) Only rooms with ceiling heights of at least 2.2m are taken into account. However, ceiling heights may be below 2.2m but above 2m on the condition that such accommodation is not governed by the 1948 Rental Conditions Act.
(2) Children under five years old are not taken into consideration.
(3) Only rooms of 7m² or more can be counted as extra rooms. Above 7m², the surface area of each extra room may be lower than the surface area required for the category in question if the total living space required for the category in question is met.
(4) The word bed refers to bedding for one person.
(5) A maximum of 2 extra beds is possible per room for one to four-star accommodation and for five-star accommodation with more than five rooms (maximum of one extra bed per room for the first four rooms in five-star accommodation).
(6) Some services may require payment.
(7) A combination oven can replace the oven and the microwave in four-star accommodation.
(8) 80 litres for two people and 10 litres per extra person.
(9) Particularly two complete sets of tableware per person.
(10) Equipment shared by several furnished rentals.
(11) Equipment not required if daily laundry service is provided.
